In addition to delivering residential properties for sale, Admiral also provides a bespoke construction service for residential and commercial projects.
Below is an overview of Admiral’s construction services:
SCOPE OF WORKS
Admiral provides all construction-related services and caters to the customers' specific requirements.
The services provided include securing building and destruction permits (where existing buildings need to be demolished), construction from the foundation level to full completion, and renovating or completing existing properties.
In cases where we are fully responsible for building an entire property, customers are entitled to a 12-month warranty for all fixtures and fittings.
In cases where pre-existing buildings or structures are either renovated or completed, the warranty might cover specified parts of the building.
DESIGN OPTIONS
Customers can provide their own structural and architectural building plans. Alternatively, we can design buildings for the customer based on their specification. The customer is free to make any amendments to the plans provided. Flexibility at the design stage is key to ensuring that the final building plan agreed upon suits the customers' needs.
PAYMENT TERMS
The standard payment policy for our construction service is 40% of the agreed charge upfront, a further 40% after roofing, and the final 20% on completion. This payment structure applies to a foundation to a full completion agreement; however, other milestones and payment structures can be agreed on a case-by-case basis.
PROJECT DURATION
The duration of construction should not exceed 12 months. We expect to complete construction, and for the customer to complete payment and take possession of the property within 12 months. The aim is to reduce the uncertainty around material price fluctuations, exchange rates, etc.
In cases where customers find it difficult to adhere to the 12-month timeline, a piecemeal approach can be adopted. The project can be broken into more manageable parts for the customer and milestones are then agreed upon separately as individual projects. For instance, a project for the full construction of a house could be broken down into foundation level to lintel level, lintel level to roofing, etc. Each component could be agreed upon and delivered separately before moving on to the next stage.
